Fine Homes and Renovations is a full service general contracting firm, specializing in smaller, more detail oriented, projects. Our ideal scenario is the "One of a kind, One at a time approach". We are a small company that only takes on a set amount of work at any one time. Given the complex nature of our projects, we feel it is imperative to focus our full attention on a single project whenever possible.
What type of projects do you do?
We do everything from kitchens, baths, additions all the way up to whole house builds.
How do you estimate projects?
All of our work is done as cost plus. In other words, our clients only pay for services that are provided to them in the form of labor, materials, sub contractors and other professional services. Because we track all of our project costs for invoicing purposes, we have a wealth of historical data to draw from when estimating new projects.
Can I live in my home during a large project?
Absolutely! We go to great lengths to be as non-invasive as possible to the day to day lives of our clients. Whenever possible, we enter and exit the house through a designated construction zone that is isolated from the rest of the home with barriers. For larger projects this is a must, even if it involves staging or removing windows to achieve it. We take great pride in dust and impact protection and always leave spaces cleaner than when we arrived.
Can we change our mind about aspects of the project once construction starts?
Yes! We encourage clients to walk through the construction site often to check on progress and see how the project is evolving. Sometimes it can be difficult to fully comprehend the dynamics of a project from a drawing or mock up and it has to be seen to be fully appreciated. We do not charge any fees for changes in scope and always support a decision to change when necessary.
What is the "Cost Plus" system of billing?
Cost Plus simply refers to a billing system where the cost of the project is the cost, plus a contractors fee. We have always done our projects as cost plus. We believe that bidding projects with a firm number can immediately put a client and contractor on opposite sides of the table. Our approach is to clearly define a scope of work early in the process. From there we ask sub contractors to bid their scope of the work to lock down large portions of the budget. The remaining scope is then estimated by us, using historical data from previous projects, resulting in a very accurate final budget number.
